Most landlords want to achive the maximum rent for their property whilst trying to minimise the voids. In my experience the best way to achive this is in the key period when a tenant gives notice to leave . Although the notice is usually a calendar month , in effect the date from receiving notice to the property being ready for new occupants is normally 5 weeks ( give 1 week for any cleaning, decoration or remedial works ) With 5 weeks to play with before the dreaded void , if the market is good and after discussing with landlords, its often worth trying a higher price for 7-10 days If , after this period there is no interest , then a price reduction still leaves almost 4 weeks left – ample time to get potential tenants ready to move in when the property is ready . Nothing ventured, nothing gained .
